Located on Belgravia Court, a pedestrian-only garden promenade surrounded by Victorian mansions, this top-floor, 1,233-square-foot residence offers a rare combination of charm, walkability, and proximity—just 8 minutes from Churchill Downs.
This is not an Airbnb-style investment property. The owners live here year-round and open their home exclusively for Derby Week, resulting in a thoughtfully curated, well-maintained space that feels personal rather than staged. The building consists of three private residences (one per floor); while only this top-floor home is included in the listing, the building itself has previously hosted Derby horse trainers—adding an authentic connection to the race.
Inside, vaulted ceilings, hardwood floors, and locally sourced artwork from the St. James Court Art Show set a warm, inviting tone. The home comfortably sleeps 4–8 guests, featuring two queen bedrooms (the primary includes a Queen Sleep Number bed) and additional sleeper seating where sofa backs fold down in both the living room and guest bedroom.
The primary suite is a cozy, dark-academia retreat complete with a 70″ OKD Luxury Fluted Fireplace TV Stand, leather sitting sofa, and Smart TV—perfect for unwinding after a day at the track. The bathroom offers double vanities, a heated bidet toilet, and a wall-mounted TV, a rare luxury in a historic home. Guests also enjoy a fully equipped kitchen, formal dining room, in-unit laundry, and a private fitness nook with treadmill, bench, and adjustable dumbbells.
Step outside to Belgravia Court’s peaceful promenade—so picturesque that walking tours, wedding photos, and family portraits happen daily. Central Park, the Speed Art Museum, the University of Louisville, and one of Louisville’s favorite college pubs are just steps away.

💰 Price and Payment
$3,500 for Derby Weekend (Thursday–Sunday / 3 nights).
Additional nights (when available): $800 per night

Rental agreement includes 50% non-refundable deposit due at booking
Remaining balance due by April 1, 2026
$1,500 refundable damage deposit
$350 non-refundable cleaning fee

🧾 How to rent / contact
And before anyone asks... yes, pricing is negotiable within reason. We're willing to talk, but "my cousin once pet a horse" is probably not enough to qualify for a discount. 😄
Fine Print (the boring but important part):
• Referral reward equals 10% of the gross rental amount paid by the guest (excluding refundable damage deposits).
• Reward is paid to the first person who introduces the guest.
• No self-referrals.
• No reward for inquiries already in progress.
• Reward is paid once the booking deposit has been received and the reservation is confirmed.
So if you know a horse owner, horse bettor, horse enthusiast, horse whisperer, or just someone who enjoys wearing oversized hats and drinking bourbon before noon, send them my way.
And if your referral books, you get paid. That's a better payout than most Derby bets.
