Hello Everyone -

My wife and I are looking for someone to take over the lease for our 2BR + 2BA apartment w/ large balcony here at the Veranda Apartments in Norton Commons. The current lease runs through May 14, 2025 and the rate is $2,249 per month before other utilities and services charges kick in (about $300/month or so, including blazing fast ATT fiber internet.) This is a few hundred dollars per month below current market rates for this unit, and if you wanted to stay past the end of this lease you'd just negotiate a new one with management when the time comes.

It comes with an in-unit washer, dryer, and dishwasher, and I've attached a floorplan layout here with the other pics. It is an extremely well-lighted apartment, with a pair of floor-to-ceiling doors that lead out to the oversized balcony, along with tall and wide windows in the main living room as well as both bedrooms, and all windows have 2-inch venetian blinds. The walls are nice and thick and well soundproofed, so when doors and windows are closed you cannot hear anything outside. And the unique layout of this particular apartment, which is on the third/top floor, has no shared walls with any neighbors, except the apartment below us. Pics of the hallways outside will hopefully explain this a bit better, but it's really a cool feature of how they designed this section of Veranda, not to have to worry about hearing (or bothering) your neighbors at all.

The main living area and kitchen have vinyl wood-plank floors, stainless appliances, granite countertops and tons of cabinet storage space, the bedrooms are carpeted, with tile in each of the bathrooms, which have full-size tub showers and oversized vanity mirrors. There is tons of available street parking directly in front of the building and we never have to jockey around to find a space, even in the evenings or on weekends, but if you want you can pay a bit extra to secure your own covered parking space in the lot attached to the building. Also, there are lighted ceiling fans in each bedroom and the main living area, as well as large walk-in closets in each bedroom.

There is a big resort-style pool and surrounding lounge area with dozens of sunbathing recliners around it (and this is right across the street from the apt, you can see it from the balcony), as well as a pair of outdoor grills and a covered pergola adjacent to the pool with outdoor TVs, to which is attached the large clubhouse, inside of which is a full-size pool table, a suffleboard table, and tons of comfy couches and club chairs. There is also a conference/events room which doubles as a residents workspace for those who wish to work outside their apartment but not have to go too far, and this has a coffee bar in it. There's also a fenced dog park and a dedicated pet washing facility with two large bays where we bathe our pup every now and then. There's also a 24-hour gym, which is on the first floor directly below this apartment, so you can be downstairs and working on a machine in about 30 seconds -- and it's never crowded, you might see at most two or three other people in there.

The large outdoor balcony might be the best part of the whole apartment: it's absolutely massive, and currently we have a full-size patio couch out there along with four club chairs and two ottomans, which easily seats 10 people -- and the best part of that is that the balcony faces east, so that after about noon or so, the sun is behind you so that every night it's shaded and cooler than if you were facing west. The view is unobstructed, looking out over the nicely landscaped green space across the street, which is where the mailboxes and the leasing office are. The balcony measures about 8x24 feet, so it's 200 square feet of additional outdoor space added to the 1,216 inside the apartment. Out of the 200+ units at Veranda, there are only 16 with this largest of balconies, and only two that have this unobstructed east-facing view. All the others either face west or look directly into huge trees, so you can't see anything off them.

Veranda is a quiet place to live, with friendly people of all kinds living here and in the larger Norton Commons. Since we've been here in the last 12 months, the only things we've needed from management in the ways of repair have been replacement batteries in the smoke detectors and filters for the HVAC, and a new nozzle sprayhead for the kitchen sink, and Mike the handyman is the absolute best to work with. Management will evaluate your credentials in order to take over this lease as part of the approval process, so if you're interested I'll put you in touch with them after we speak.
